Somebody who furnished services or materials to improve real property may be a claimant under the Act. Keep the invoice and pay it, and keep proof that you did.

Do I Owe the Restoration Company That Showed Up?

That depends entirely on what you signed. Find the document before agreeing anything further, and if you cannot find it, ask them for a copy in writing.

Should I Keep Paying My General Contractor?

That is exactly the question for a Nebraska lawyer, because payments to the prime contractor interact with the ceiling in section 52-136(2). Ask before the next draw, not after.

Because evidence that somebody has been paid is worth as much as the payment. Ask as each payment is made rather than at the end.

Where you are a protected party, section 52-136(2) caps a claimant other than a prime contractor at the lesser of what is unpaid on their own contract or what was unpaid under the prime contract when you received their notice.

Two years after recording under section 52-140, or it becomes unenforceable 30 days after a written demand if no proceedings are commenced.

Can I Make Them Act?

A written demand triggers that 30 day period. How to make one properly is a question for a Nebraska lawyer rather than a website.

Does the Cap Mean I Can Ignore It?

No. A recorded lien clouds the title regardless of the amount, and it will stop a conventional sale until resolved.

Who Clears It Once I Pay?

The claimant should record a release with the register of deeds. That does not always happen without being asked, so check.
